Listing price

I will advise you on a listing price.

Setting an appropriate listing price is critical to obtaining the best selling price for your property. It is also something of an art.

With my intimate knowledge of current listings, prevailing market conditions, and the influence of longer-term trends, I am uniquely qualified to help here.

Sellers working with a realtor have access to the necessary knowledge and expertise required, and this is what I can do for you.

Tip: A home for sale generates the most interest the first few days it is listed.
Too high a listing price at the outset will only discourage interested buyers and will likely lead to price reductions.
Price reductions can lead buyers to believe there is something wrong with the property, discouraging their interest and setting off further price reductions.

Listing Agreement, Property Disclosure Statement

Under the Listing Agreement, I expect a 120-day commitment from you, in working with me and the full resources of Macdonald Realty, to sell your property.

 

The Property Disclosure Statement provides a written record of representations made. It serves as a checklist to enable you "the seller" and your realtor to properly represent your property.

Listing options

I will explain the ways your property can be listed.

 

Most residential properties are listed with the Multiple Listing Service , which is a Real Estate Board database of properties for sale. A MLS listing requires you to be working through a licensed realtor such as myself.

 

Through me you also have access to an auction service offered by Macdonald Realty.

 

There are other listing options that I will be pleased to discuss with you after assessing your particular situation.

Marketing

I will develop a customized marketing plan to suit your specific situation
(i.e. your property, your time frame, market activity, competitive listings, etc.).

 

I will undertake at my expense some or all of the following on your behalf:

Distributing neighbourhood promotional flyers;

Placing newspaper classified and/or online advertising;

Setting up street-front signage;

Advertising and conducting open houses, agent's showings, and private showings.

 


I will be in constant contact with you to discuss feedback from buyers and ongoing market developments.

 

Adjustments may be necessary to the asking price or the marketing plan, particularly if there is new competition, or if other similar properties have sold. The key here is for your property to continue to be competitive in the market.

Open houses and private showings

All viewings of your property will be arranged through me.

 

Open houses can be held for: (1) the general public, and (2) real estate agents only, in order for them to pre-view the property on behalf of prospective buyers.

While open houses can be an efficient way to showcase your property to a large number of individuals at one time, they are not necessarily suitable for all properties.

Private showings are typically arranged between two realtors to permit specific clients to view the property at their convenience.

Offer negotiation

As your listing agent, I will present to you all offers received.

Depending on market circumstances, there may be number of competing offers.

I will deal efficiently with multiple offer situations and ensure that you, as the seller, obtain the best possible price and terms.

I am here to protect your best interests at all times and have the skills to negotiate the agreement that best fits your requirements.

Negotiating offers and counter-offers, especially in multiple offer situations, can be extremely stressful for an owner. Having me working for you during negotiations keeps you at "arm's length" - greatly reducing the anxiety involved in selling, and allowing objective decisions to be made.

My job is to manage the process so that you can make decisions with confidence.

Sellers without a realtor to manage this whole process will find themselves at a distinct disadvantage.

Closing and move-out

As your realtor, I will prepare the Contract of Purchase and Sale, which will specify completion, possession and adjustment dates.

On the completion date, legal ownership of your property is transferred to the buyer.

Well prior to completion date, because of the legalities of managing the exchange of real estate for the cash being paid by the buyer, I will have helped you select a real estate lawyer or notary to take care of the "closing".
